Real Estate Services


Not every Real Estate professional is a Realtor. As a Realtor I am a member of a local board of realtors as well as state and national boards. To be a Realtor you need to operate and adhere to a strict code of ethics.

There are many ways to interact with a client. I prefer to work as an Agent for my clients. I will work as a Transaction Broker only in specific situations. There are also times when treating a Buyer or Seller could also be considered a Customer.

At the end of the page I have posted the definitions of these relationship.

  • Competitive Market Analysis- Complimentary
    As your Real Estate Consultant;  Whether you are thinking of selling or just curious about your home’s value, I offer this as a complimentary service to homes owners.
  • POV (Professional Opinion Of Value) – $100
    As a Real Estate Consultant I offer my professional services to attorneys for a small fee.
  • Buyers Agent – Free Service
    As a Buyers Agent I am paid by the listing agent.  The listing agents whether they are Sellers Agents or Transaction Brokers negotiate a commission with their Sellers.  The Listing Agent then agrees to pay what is called a Co-Op commission to an agent that brings them a buyer.  This allows you the Buyer to have fair representation in the transaction.  Someone working in your corner.
  • Listing Agent: Paid a percentage of the purchase price known as a commission to be paid at closing.
    As your Listing Agent I am paid a % to list and sell your property.  I am only paid paid when the property is sold and successfully closes.  This amount will typically come off of the proceeds of the sale of the home.  This percentage is then shared/split with any cooperating broker bringing a buyer.

Intuitive Coaching Services


The coaching programs offered below are designed to help you on your journey to figure your “stuff” out. The ultimate goal is to provide a space that allows you to clear the noise and tap into your true potential. Whether you are looking for help in your personal, or professional life, creating a strong foundation is key.  I will provide a safe neutral space that allows you to take a look at where you came from, where you are at, and where you want to go. Providing along the way, intuitive guidance as well as accountability.  This is your journey, think of me as your personal GPS, I look forward to helping you navigate!

6 MONTH PERSONAL DEVELOPMENT PROGRAM
Free 1 Hour Initial Consultation

Cost: $1200 ($200 a month)

Time Commitment: Two 1 Hour (in person) sessions a month with email and text check in’s throughout the month.

Summary: This program is designed for the person that is looking to reconnect with themselves, to remember who they really are or who they want to become. You may have one goal or many in mind, but are overwhelmed and not quite sure where to begin. It’s designed to help you unravel the chaos of your life and rediscover who you are, or who you want to be. Together we work to create a road map to get there. With my intuitive services, I not only provide a safe neutral space for you to explore your potential, but also provide intuitive guidance and insight along the way.

6 Month Business Development Program
Free 1 Hour Initial Consultation

Cost: $1200 ($200 a month)

Time Commitment: Two 1 Hour (in person) sessions a month with email and text accountability check in’s.

Summary: This program is designed to help those that are looking to increase productivity or take your business to the next level and are struggling with how. We will look at what your goals and where you may potentially be holding yourself back.  Together we will work on recognizing self-sabotaging behaviors and focus on developing a growth mindset.  Create action plans and implement an accountability program to help you break through to the next level. My intuitive services allow me to not only hold a safe neutral space for you to explore your potential, but also provide you with intuitive guidance along the way.

3 Month Commitment to Self Program
Free 1 Hour Initial Consultation

Cost: $850 payment options available
First start up visit is $250 and then $200 a month thereafter.

Time Commitment: One 1.5 hour in person session with weekly check-ins via email or texts. Also available for phone check-ins throughout the month.

Summary: This program is perfect for the person that may have a specific area of growth, concern or improvement in your life that you would like focused assistance in resolving. Together we will work to break down the goal or area of focus then identify and work through potential road blocks around the growth or break thru and create an action plan. With my intuitive services I not only hold a safe neutral space for you to explore your potential, but also provide intuitive guidance in achieving your desired result.

Accountability Program
Free 1 Hour Initial Consultation

Cost: $ 250 initial 1.5 hr meeting to work out the accountability plan, then $100 a Month there after. Month to month program.

Time Commitment: Choose between two 30 minute phone check in’s or one 1 hour one on one meeting.

Summary: This is a great program if you are looking for help staying on task with your goals. It is also a great way to stay connected after you have completed one of the other programs or if you are just needing a nudge to stay on track.


Definitions of Real Estate Relationships 


Seller’s Agent:

As a seller’s agent (or listing agent) the agent works solely on behalf of the seller to promote the interests of the seller with the utmost good faith, loyalty and fidelity. The agent negotiates on behalf of and acts as an advocate for the seller. The seller’s agent must disclose to potential buyers all adverse material facts actually known by the seller’s agent about the property. A separate written listing agreement is required which sets forth the duties and obligations of the broker and the seller.

Buyer’s Agent:

As a buyer’s agent, the agent, works solely on behalf of the buyer to promote the interests of the buyer with the utmost good faith, loyalty and fidelity. The agent negotiates on behalf of and acts as
an advocate for the buyer. The buyer’s agent must disclose to potential sellers all adverse material facts actually known by the buyer’s agent including the buyer’s financial ability to perform the terms of the
transaction and, if a residential property, whether the buyer intends to occupy the property. A separate written buyer agency agreement is required which sets forth the duties and obligations of the broker and
the buyer.

Transaction-Broker:

As a transaction-broker, the broker, assists the buyer or seller or both throughout a real estate transaction by performing terms of any written or oral agreement, fully informing the parties, presenting all offers and assisting the parties with any contracts, including the closing of the transaction without being an agent or advocate for any of the parties. A transaction-broker must use reasonable skill and care in the performance of any oral or written agreement, and must make the same disclosures as
agents about all adverse material facts actually known by the transaction-broker concerning a property or a buyer’s financial ability to perform the terms of a transaction and, if a residential property, whether the buyer intends to occupy the property. No written agreement is required.

Customer:

Since a customer is a party to a real estate transaction with whom the broker has no brokerage relationship because such party has not engaged or employed the broker, either as the party’s agent or as the party’s transaction-broker.
